While many companies think it is O.K. to use portable extractors to clean commercial (and residential) carpeting or condominium common areas, we do not. You deserve a great job, and portables have a limited ability to clean deeply and remove both types of soil: 1) granular sand and microgrit, and 2) residues (often food and drink spills, but also biological contaminants).
Calgary Carpet Cleaning uses a proprietary dual-process, green cleaning system. We clean areas two times using different processes to remove the two different types of soil. Microgrit (which damages carpet fibres, reducing longevity) is removed first, and then residues are removed.
You are better off cleaning your commercial or condominium carpeting a little less often with an effective process carried out by true carpet cleaning technicians, than cleaning more often using an ineffective process carried out by inexperienced cleaning staff. Poor cleaning practices provide NO value, and in fact will contribute to structural trauma (we have seen it), and this will cost you money!

(Note: The power to run a portable is limited to the electrical power in the building. The machine can produce either “hot water at low water flow rates” OR “increased suction/extraction ability”, but not both at the same time. Portable extractors are great for upholstery cleaning and some spotting situations.)
